An Energy Performance Certificate, or EPC, is required whenever a property is built, sold or rented and is valid for 10 years. 


If you are planning on selling or renting your property you will need a valid EPC for potential buyers or tenants. 


This must be done before you market your property as it is a legal requirement. If you rent a property, the landlord or the letting agent must show you the EPC.


We are dedicated to provide EPC to local councils, estate and letting agents, solicitors, landlords and property owners, frequently operating within tight deadlines at highly competitive rates.


Your appointment will be arranged at a time that is convenient for you, and will normally be within 48 hours from initially contacting us, but we will also endeavour to accommodate you within short notice if required.


The survey takes approximately 45 minutes to complete for an average sized property.


Once your survey has been completed, we will explain the recommendations to you and inform you of your EPC rating. 


We will advise you with the most cost-effective recommendations to improve your energy performance rating and energy efficiency to save money. 


Your EPC will be lodged on the EPC register. Then, we will then send you the certificate by a link emailed directly to you, your agent or solicitor.

Your EPC explained

All domestic buildings in the UK available to buy or rent must have an Energy Performance Certificate (EPC). If you own a home, getting an energy performance survey done could help you identify ways to save money on your energy bills and improve the comfort of your home.


What is an EPC? 


EPC stands for Energy Performance Certificate. Much like the multi-coloured sticker on new appliances, EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what the carbon dioxide emissions are likely to be. The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs. EPCs are valid for 10 years from when issued.


Why get an EPC?


Your property's EPC needs to be available to potential buyers as soon as you start to market your property for sale or rent. You must get an approved Domestic Energy Assessor to produce the EPC.

If you implement any of the energy efficiency recommendations outlined in your EPC, you may wish to get a new EPC done to include these improvements.


EPCs and feed-in tariffs


Customers in England, Wales and Scotland wishing to get payments under the Government’s feed-in tariff (FIT) for solar PV will have to prove their home has an EPC rating of band D or above to receive FITs at the standard rate. You will need to be able to produce your existing EPC (as long as it is less than 10 years old) or obtain a new one.


Who produces energy reports and EPCs?


In England, Wales and Northern Ireland, only accredited Domestic Energy Assessors can produce valid EPCs.

Buildings that don’t need an EPC


  • Places of worship.


  • Temporary buildings that will be used for less than 2 years.


  • Stand-alone buildings with total useful floor space of less than 50 square metres.


  • Industrial sites, workshops and non-residential agricultural buildings that don’t use a lot of energy.


  • Some buildings that are due to be demolished.


  • Holiday accommodation that’s rented out for less than 4 months a year or is let under a licence to occupy.


  • Listed buildings - you should get advice from your local authority conservation officer if the work would alter the building’s character.


  • Residential buildings intended to be used less than 4 months a year.


Top tips for better EPC rating

When recording data to produce an EPC, it is necessary that we record what we see on the day. In order to get an accurate rating that reflects any energy efficiency improvements that you have already carried out in your home, please have any supporting documents available.


  •  Try and make sure as many of your fixed light fittings as possible have low energy (LED) bulbs fitted.


  • If you have a hot water tank, make sure it is well insulated. Good insulation can make a significant difference to the rating.


  • Loft insulation. If we cannot see the loft insulation because the loft is fully boarded or full of storage, please have any paperwork available to show that insulation has been installed.


  • If you have cavity wall insulation which is not visible due to rendering etc, please make sure you have the paperwork available, a guarantee would have been provided when it was installed.


  • If your double-glazed windows were fitted after 2002 and the date is not visible on the windows, please have the paperwork available to show the installation date.


  • Boiler information: If there are no make and model details on the boiler, we will need to establish the exact make and model of the gas or oil heating boiler so that we can record the correct efficiency of the boiler. Please have any information manuals or service history available if possible.
